PLEASE NOTE: Due to Hurricane Ian damage, all Dunes associations have been notified by their insurance carrier that a roof replacement is necessary to safeguard insurability. All buildings within the Dunes property will be subject to a Special Assessment for wind claim related damage.

The Association may need to adopt a special assessment at a future date to pay for certain Hurricane Ian reconstruction expenses. The Association’s insurance claim is still pending. Any possible adoption of a special assessment, if necessary, would be considered by the Board at a future, duly noticed Board Meeting pursuant to the applicable requirements of the Condominium Documents.

The Dunes of Naples Property Owners Association, Inc. increased the current Resale Capital Assessment on all unit resales, except for those as provided by the Amended Declaration of Covenants and Easements Section 6.9, from the greater of .32% of the gross sales price to .75% of the gross sales price. The increase will be effective for all sales contracts approved after December 31, 2022.
